For managers, lenders, brokers & advisors

Stop rebuilding Florida condo diligence one building at a time.

Florida Condo Compliance Radar is a proposed portfolio watchlist for professionals who monitor multiple associations. The goal: organize SIRS and milestone signals, deadline changes, public-record provenance and portfolio exceptions into one repeatable workflow.

SIRS + milestone watchlist

Track which associations have relevant public-record signals on file and which records still need verification.

Change + deadline alerts

Surface material status changes instead of repeatedly checking the same public sources manually.

Source trail, not black-box certainty

Keep provenance, timestamps and unknowns attached so teams can verify what matters before acting.

Why this matters in 2026

Florida DBPR states that associations required to complete a milestone inspection on or before December 31, 2026 may complete the SIRS simultaneously, but the SIRS cannot be completed after December 31, 2026. That creates a real monitoring problem for professionals responsible for more than one building.

ManagersPrioritize associations with missing or changing records across a portfolio.
Lenders & transaction teamsBuild a repeatable diligence trail before committing capital or clearing a closing.
Brokers & advisorsAnswer building-status questions with source-backed evidence instead of memory or screenshots.
InvestorsScreen portfolio risk and identify which associations deserve deeper document review.
Validation price hypothesis
$199/mo founding target · up to 25 associations

That is the current test—not a promise or active subscription. Early-access reservations will determine whether the product is built, which buyer segment comes first, and whether the pricing/scope should change.
